Rental yields in Sydney drop like a stone

Cant disagree with this article - http://www.smh.com.au/business/the-economy/rental-growth-slowdown-signals-residential-property-bust-on-the-way-20150626-ghxkdr

Yesterday in Sydney we were outbid on a property (well it went for more than I wanted to pay) and eventually sold for $692,000 rent was $450pw gross rental yields (3.4%) and that’s before management and expenses $6400 (2.6%) and interest $31,000 (-2%) so basically it would have been costing you $14,000 a year to service.....not bad.....but not great.

Eg if long term capital growth was 8% then its going up $55,000 per year for $14,000 servicing costs but if we have a capital increase flattening as happens at the top of a boom eg 2% per year…..then you are only just breaking even.

The knives are out for QandA

lol want to know what a grave judgment is.....invading Iraq, supporting the USA overthrow of middle east, over throw of Libya, funding and continued support for the USA insisting their own version of political "religion" is right, allowing marines to be based in Darwin pissing off one of our biggest trading partners.

Basically unless you are a north shore boy speaking the governments version of #TeamSpeak you're a danger to society.

You know who I think is a security risk.....having Turnbull running the country and making any decision higher than what should be on the tuckshop menu this week

Verizon getting sued by deBlasio

Is it wrong being so happy that Verizon is getting sued for not delivering as promised to NYC residents in order to get tax benefits.
First thing that deblasio has done I've actually agreed with :)

Scrap stamp duty? Yes, then tax the family home

Michael, you must be off with the fairies OR you're being paid by some lobby group - I tell you what how about you also "tax" every Australian shareholder.
If this tax comes in then all that will happen is Australians will dump property and move into equities.

Stupidest idea I've heard this week.......and its only Monday.

Australian taxation of multinationals

Don't hate the player....hate the game and the politicians who setup the rules in the first place

In four of the seven years, American Express received a tax refund rather than making a tax payment.

Investing in China

Yep investing in China..... land of great opportunity.....not

Renhe’s deal for eight farmers’ markets in six cities across China is designed to generate minimum annual profit from rents of 625 million Hong Kong dollars, or about $80 million. But it comes with a twist. Renhe is buying the markets from one of its directors, who is also the wife of the company’s chairman and controlling shareholder.
It will settle most of the purchase price by issuing new shares — but those shares will be issued at a 50 percent discount to where the stock traded before the deal was announced.
The developer said it saw the potential for more than just rental yields. The company wants to create an agricultural e-commerce business “by bringing together traders through an electronic trading platform and network to create virtual market places.”

Sig Heil, Sieg Heil

Woke up this morning to see two articles in the Australian press that show just how ridiculous our politics in Australia have gotten.

Sieg Heil, Sieg Heil you will wear the brown shirts and think what we think or else.
What a joke !!

Ridiculous......especially when you consider just a few years ago the usa was supporting al nusra/isis and helping them overthrow Syria.

So should we also be banning anyone searching for USA political movements/ideas.

What about anyone displaying "Hope and Change" posters....should we also be rounding them up and banning them from the internet and sending them off to "special education camps"

When you consider that the Brits had to drop a recent terrorism case against someone because the government was caught out supporting the same group. The Australian SASR trains Indonesian elite specops forces that murder West Papuans and that the CIA helped the shipping of Libyan weapons caches after the fall of Gadhafi to be sent via Turkey into Syrian opposition forces trying to overthrow Assad ......and on it goes.

You have to wonder if the world has always been this fucked up.....or am I just noticing the hypocrisy more now that I'm older......
